Job Description:/h3:
POSITION SUMMARY:
Responsible for conducting feasibility studies, directing entitlement work and permitting development activity for appointed Puget Sound : Washington communities.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
Provide feasibility study support for new land acquisitions, including assistance with the coordination of third:party studies, preparation of development budgets and timelines, review of property documents and research of local market dynamics
Assist in the formulation of financial pro forma models for new community underwriting
Prepare feasibility information packages for presentation to corporate investment committee
Oversee entitlement approvals, such as approval of zoning, preliminary plats, construction plans and assist with final plats approval
In preparation of applications, planning and construction documents, supervise and coordinate with third:party consultants, including but not limited to, land planners; primary engineers; surveyors; environmental, geotechnical and traffic consultants; landscape architects
Obtain all required development permits from applicable jurisdictions (both local and federal agencies) and provide assistance with the issuance of land development permits, as needed
Coordinate all land development budgeting, and provide periodic accounting review associated with the same
Provide assistance with the establishment of HOAs, including initial budgeting, and the preparation of CCRs and bylaws
As needed throughout the life of a community, support the sales and operations teams
As may be required to support the corporations organizational structure, cross:train for other position(s)
Perform all other duties as assigned
EDUCATION AND ADDITIONAL REQUIREMENTS:
Four (4) : six (6) years minimum related experience, including emphasis in land entitlement processes and land development
Associates or undergraduate college degree minimum, preferably in a major related to Land planning, construction management or engineering or real estate area of study
Valid unrestricted drivers license, auto insurance and reliable transportation
Experience with development:related agreements and related matters, including agency, reimbursement, land purchase, consulting and construction agreements, and entitlement documents
Local real estate knowledge preferred
Advanced PC skills, including use of Excel, Word, and project scheduling
Strong financial and budgeting background
Ability to read, understand and implement civil construction plans
Ability to multi:task and meet multiple simultaneous deadlines
Excellent analytical and writing capabilities
Strong communication and interpersonal skills
Strong work ethic, team player and deliver with a sense of urgency
PHYSICAL REQUIREMENTS:
Requires the ability to operate a motor vehicle, read plans, climb stairs, bend, stoop, reach, lift, and move and carry materials and supplies weighing 50 pounds or less. Finger dexterity is required to operate a computer keyboard, occasionally for long periods.
